Project Profile
Single Point of Control Systems Accountability for Leading Hyperscale Data Center Campus
Leading Mag 7 Data Center Owner
Overview
Wunderlich-Malec (WM) provided a sole source of accountability as the Construction Systems Integrator (CSI) for a Leading Mag 7 Data Center owner on their 2.5 million square foot five (5) Facility Hyperscale Virginia Campus. WM’s system expertise provided system design review, field-level integration, instrument procurement, controls installation, problem resolution, testing and commissioning in accordance with the five-year schedule to ensure the campus control system successfully provided control and monitoring of all campus electrical and mechanical equipment.

Background & Customer Needs/Requirements
For this global social network leader to achieve a singular reliable repeatable control system deployed across its five-facility campus expansion the project demanded:
- Design reviews to ensure precise integration of a single industrial network for the BMS and EPMS system with PLCs that provide reliable communication with OEM equipment.
- Timely & cost-efficient procurement and installation of extensive instrumentation.
- Schedule Coordination of CSI with complex organization of owner’s team, general contractor, system engineers, designers and subcontractors to ensure project schedules are achieved.
- Multi-level rigorous L1 through L5 testing and commissioning required to validate system performance prior to turnover.
- Experienced field team capable of troubleshooting and refining programs developed offsite to ensure dependable and repeatable performance that meets on-site conditions.
Wunderlich-Malec provided consistency and quality CSI services across the five-structure campus by adapting to evolving coordination needs between design, construction and commissioning requirements and teams.
WM’s Approach & Solutions
WM’s work scope focused on a process that would ensure the design intent achieved a fully functioning, field tested campus wide control system:
- Procurement and Documentation — Reviewed general design documentation to specify and procure all field instrumentation controls with detailed construction drawings to guide installation.
- Installation Management — Provided a quality electrical subcontractor partner to install and wire all climate sensing, damper actuators, control valves, and airflow monitoring instrumentation throughout the facility.
- Software Deployment — Installed, refined, and tested the System and PLC application code on-site, reporting improvements to ensure the system met evolving performance standards.
- Operator Interface Integration — Deployed the facility’s operator interface system, built on proprietary system vendor tools, completed startup and testing in coordination with general contractor and other trades.
- Multi-Level Commissioning — Provided factory witness testing support and on-site commissioning across L1 through L5 levels, verifying system reliability before handoff.
- Coordination to Achieve Project Schedule — Maintained close communication with all Stakeholders to ensure WM field work, changes and testing were implemented without impact to the construction schedule.
This structured, field-tested approach ensured the control system deployed consistently across all five buildings, reducing risk and ensuring each facility met the same high standard of performance.
