Modify Office Building for Biotechnology R&D Lab with Pilot Plant

Background & Customer Needs/Requirements

A leading California biomaterials technology company specializing in developing sustainable products required remodeling and an addition to an existing two-story office building for a new laboratory and pilot plant.

The new facilities required necessary critical environment space conditions (temperature, humidity, and lighting). Including, supplemental support spaces such as: office, administration, mechanical, electrical, data rooms, shipping and receiving. The lab and pilot plant included Specialty Water (Reverse Osmosis), Compressed Air, Sanitary Waste, and Emergency Power.

Local building codes demanded exceptional design considerations, weather and ground conditions created unique challenges and the existing building structural and roof issues required unique economical redesign for code compliance.

Finally, the expectations the customer’s creative personal influenced all design considerations to ensure the unique environment would provide a creative and productive workspace.

WM’s Approach & Solutions

1. Front-End Engineering Design (FEED) & Facility Assessment:
The WM project team began with confirming the lab and pilot plant spatial planning requirements with the Owner’s Key Stakeholders including:

  • Conducting a site survey and operational review to develop a comprehensive upgrade plan.
  • Once the initial design criteria and spatial concepts were completed, the design team worked Owner and the contractor team to ensure the most economical and functional requirements could be achieved.

2. Final Design and Contract Awards:
The WM Process, Mechanical, Electrical, and Control System designers created the final design documentation and specifications for the clients review and final approval.

  • WM provided procurement support of the contractor and major equipment purchase.
  • Special consideration was provided for the customer sustainability commitments and expectations.

3. Construction and Completion:
As the Owner’s designated project manager WM ensured the project was completed on time and within budget.

  • Provided construction oversight to ensure design criteria was implemented to customer expectations.
  • Commissioned all facility systems and trained client personal in all system operations and maintenance.
